The 5-year sprinkler inspection
The 5-year sprinkler inspection, mandated by the National Fire Protection Association (NFPA) Standard 25, is a comprehensive internal assessment of the system. It goes beyond the standard annual visual check to identify and address issues like corrosion, blockages, and component degradation that can accumulate over time.
NFPA 25 requirements for the 5-year inspection
- Internal Piping Assessment: An inspector opens flushing connections and removes a sprinkler head from the end of a branch line to look for foreign materials inside the pipes. This is designed to identify obstructions such as rust, sludge, mineral deposits, and microbiologically influenced corrosion (MIC) that could impede water flow.
- Obstruction Investigation: If significant obstructions are found during the initial internal inspection, a more comprehensive obstruction investigation is required at multiple points in the system, including the system valve, riser, and cross main.
- Multiple Wet Pipe Systems: In buildings with multiple wet pipe systems, an internal inspection is performed on every other system during each 5-year cycle. However, if obstructions are found in one system, all systems in the building must be inspected.
- Gauge testing or replacement: All pressure gauges must be replaced or tested against a calibrated gauge to ensure they are accurate.
- Valve inspection: All system valves, including alarm, dry, and deluge valves, must be opened and inspected internally to ensure all components are working correctly and are free of foreign material.
- Standpipe system flow test: A flow test is performed on all automatic standpipe systems to verify that the required water pressure and flow are available at the most remote hose valve outlets.
- Standpipe hydrostatic testing: Manual standpipe systems are hydrostatically tested at a pressure of at least 200 psi for 2 hours every five years.
- Fire Department Connection (FDC) inspection: The FDC piping is inspected to ensure it is clear of blockages. This may include back-flushing and hydrostatic testing.
- Alternative testing methods: The use of alternative, non-destructive testing methods for internal piping assessment may be permitted by the authority having jurisdiction (AHJ), but a direct internal inspection is often considered the gold standard.
Who is responsible for compliance?
While the NFPA sets the national standard, enforcement and specific requirements are determined by the Authority Having Jurisdiction (AHJ), which is typically a local fire department or municipal fire marshal. It is the building owner or manager’s responsibility to ensure inspections are performed by a qualified and licensed fire protection contractor and that all reports are properly documented.
